Who we work with

Built for the board and the CAM

Your community association manager runs the bids and the vendor list, and the board approves the work. We make both jobs easy: a written scope for every building, a certificate of insurance naming the association as additional insured, and a photo report you can drop straight into the board packet.

Many Northeast Florida associations adopt their budget in the fall for a January 1 year. If gutters belong in next year's budget or reserve study, call us now and we will walk the property and give your board real numbers to plan around. Need a bid for a specific board meeting? Tell us the date and the proposal will be ready for it.

Already have a gutter vendor? Put us on file as your second vendor: the comparison bid at renewal and the crew you call when the incumbent cannot get there.

Every building on one schedule

We clean, repair and protect gutters on townhome rows, condo buildings, clubhouses, cabanas, gatehouses and maintenance buildings. One crew lead knows the property, the access points and the owners who need a heads-up before we arrive.

Resident notices, gate codes, parking and pool hours get planned before the trucks roll, so the management office does not field the complaints.

Architectural review ready

Our dual-layer aluminum gutter guards sit low along the roof edge, come in colors matched to the gutters, and install without lifting a single shingle. We put the product details and photos in a one-page sheet your architectural review committee can approve.

Replacing gutters at the same time? Seamless aluminum gutters are formed on site to each building, with downspouts placed to keep water off walkways, landscaping and foundations.

Fewer work orders from owners

Overflowing gutters turn into owner complaints about stained siding, washed-out beds and water at the front door. Scheduled cleanings and a guard plan for the worst buildings stop those calls before they start.

The offer

One annual gutter maintenance agreement

Stop chasing gutter vendors building by building. One agreement covers every building on the property, on a calendar we set around your trees and Florida storm season.

  • Scheduled gutter and downspout cleanings, timed to when your oaks and pines actually drop
  • A spring inspection and a pre-hurricane-season inspection every year
  • Repairs found on those visits handled at your agreement rates, with your approval first
  • Gutter guards quoted building by building as the upgrade that ends the cleaning cycle
  • A dated photo report after every visit for your files, your board or your owner

Hurricane-season prep and post-storm photo reports

Every May and June we walk every building before the season peaks: clear the gutters and downspouts, refasten loose hangers, reseal leaking seams and flag anything that will fail in the first big rain band. You get a dated photo report of every building.

After a named storm, our 24/7 call center puts your property on the inspection list. We document what moved, what pulled away and what needs repair, building by building, so you have a clear record for your board, your owner or your insurance adjuster.

Storm damage is repair work, quoted separately with your approval before we start. Our guard warranty does not cover hurricane or severe-weather damage, which is exactly why a before-and-after photo record matters.

Vendor ready

Paperwork that clears your vendor process

  • Certificate of insurance on request, naming your association, owner or management company as additional insured
  • W-9 and license information ready the same day you ask
  • One consolidated invoice, with each property or building on its own line and your PO or work-order number on it
  • Ready for your approved-vendor list and vendor portal onboarding
  • One point of contact for scheduling, plus a 24/7 call center for scheduling and storm calls

How it works

From first walk to a dry property

  1. Free property assessment

We walk every building, photograph the gutters, downspouts and problem spots, and send you the photo report. No charge, no obligation.

  2. Written proposal per building

A clear scope for each building or property, ready for your board packet, your owner or your purchasing process.

  3. Annual agreement or one-time project

Start with a cleaning, a repair list or a guard installation, or put the whole property on an annual agreement.

  4. Photo report after every visit

Dated photos of the finished work, so you can show it was done without climbing a ladder or driving out.

Common questions

Questions decision-makers ask us

Can you present to our board?

Yes. We prepare a written proposal and photo report for each building, and we can attend a board meeting or send a summary for the packet.

Will you name the association on your certificate of insurance?

Yes. Send us the certificate holder and additional insured wording your association or management company requires and we will send the COI.

Do gutter guards need architectural approval?

Many communities require it for exterior changes. We provide the product sheet, colors and photos your committee needs, and our guards install without lifting shingles.

Can owners add work on their own unit?

Yes. When the association covers common areas and owners cover their own homes, we keep the scopes and invoices separate.
