Neptune Beach sits between Atlantic Beach and Jacksonville Beach, a small, mostly residential city where homes are close together and close to the ocean. Atlantic Boulevard and Beaches Town Center mark the north end, and the neighborhoods run south and west from there under a mix of live oaks, laurel oaks and palms.

Tight lots change the gutter job.
